Terms & Conditions

These terms govern your use of grihobazar.in and the Grihobazar Android app (together, "the platform"). The app displays the same website, so these terms cover both. By using the platform, booking a visit, listing a property, creating an account or buying any paid service, you agree to them.

How we handle your personal information is set out separately in our Privacy Policy, which forms part of these terms.

1. Who we are

2. What Grihobazar is — and is not

Some listings are published by us; others are submitted by owners and agents. We review submissions before they appear, but that review is a basic sanity check — it is not a verification of ownership, title, measurements, approvals or price, and it is not legal or financial advice.

Before you pay any money to anyone:

• Verify the title deeds, the chain of ownership and the encumbrance certificate.
• Check the RERA registration of the project, where one applies.
• Confirm the sanctioned plan, occupancy certificate and up-to-date property tax receipts.
• Take independent legal advice.

Prices, availability, areas and photographs are supplied by the person listing the property and can change or be withdrawn at any time without notice. A "RERA Verified" badge means a RERA number was supplied, not that we have independently audited the project.

3. Using the platform

You may use the platform if you are 18 or over and able to enter into a contract under Indian law. You agree to give accurate information and to keep your account details to yourself. You are responsible for anything done through your account.

You must not:

• Post a listing for a property you do not own or are not authorised to market.
• Post false, misleading, duplicated or expired listings, or someone else's photographs.
• Post anything unlawful, obscene, defamatory, or that discriminates on the basis of religion, caste, community, gender, marital status or food habits.
• Harvest, scrape or bulk-copy listings, contact details or any other data from the platform.
• Use contact details obtained here to send unsolicited marketing.
• Attempt to break, overload, probe or gain unauthorised access to any part of the platform.
• Impersonate anybody, or misrepresent your connection to a property or a builder.

4. Listing a property — free

Posting a property is free. When you submit a listing:

• You confirm you own the property or are authorised to market it, and that everything you have entered is true.
• You confirm you own the photographs or have permission to use them.
• You give us permission to publish, display, resize and promote your listing and its photographs on the platform, in the Android app and in our own marketing, for as long as the listing is live.
• You accept that buyers who ask for your contact details through the platform will be given your name and phone number.

Every listing goes into a moderation queue. We may refuse, edit or remove any listing at any time, without giving a reason — for example if it looks duplicated, misleading, or is already sold. Listings do not run indefinitely; we may remove ones that appear stale.

5. Contact details

When you tap View Contact Number on a listing, you give your name and phone number and receive the seller's. Both sides are told this is happening. Use the details only to enquire about that property. Passing them on, or using them for marketing, is a misuse of the platform and may get your access removed.

6. Paid services — Boost and advertising

Listing is free. These are optional promotions:

All prices are in Indian Rupees and exclusive of GST, which is charged where applicable. We may change prices at any time; the price shown when you pay is the price that applies to that purchase.

Payment

Payments are processed by Razorpay. We never see or store your card, UPI or bank details. Where online payment is not available, we may arrange payment with you directly and activate the service manually.

When it starts, and what we promise

A Boost starts once payment is confirmed and the listing is approved, and runs for the number of days you bought. Advertising runs for the dates agreed. We promise placement — not results. We do not guarantee any number of views, enquiries, calls or sales, and prominence within a placement may vary as other listings are boosted.

Refunds

• Before it goes live: full refund if you cancel before the Boost or advert starts.
• Once live: fees are non-refundable, because the placement has been delivered.
• If we fail to deliver what you paid for — a placement does not run, or runs for fewer days than you bought — you get a pro-rata refund or an equivalent extension, your choice.
• If we remove your listing for breaching these terms, no refund is due.
• Approved refunds are returned to the original payment method within 7 working days.

Advertising content

If you advertise, you are responsible for your artwork and claims, and you confirm you have the rights to everything in them. We may refuse or remove any advertisement. Enquiries submitted through your banner are emailed to you; you must handle those people's details lawfully and only for that enquiry.

7. Free site visits

Guided visits are free and carry no visit charge and no brokerage from the buyer. Visits depend on availability and on the seller granting access, and may be rescheduled or cancelled. Attending a visit creates no obligation on either side.

8. Prize draws

From time to time we run promotional prize draws. Where a draw is running:

• Entry is free and automatic for anyone who submits an enquiry through the platform — no purchase is necessary and buying anything does not improve your chances.
• Draws are promotional activities run at Grihobazar's sole discretion. They are not lotteries, competitions of chance for money, or gambling of any kind.
• The winner selected by Grihobazar is final. Prizes cannot be exchanged for cash and are subject to availability; we may substitute a prize of similar value.
• Employees of Grihobazar and their immediate families are not eligible.
• Names shown publicly are masked. Any tax on a prize is the winner's responsibility.
• Ask us in writing and we will remove you from a draw.

9. Content and intellectual property

The Grihobazar name, logo, site design, text and software are ours and are protected by law. You may not copy, reproduce or reuse them without our written permission.

Anything you submit — listings, photographs, reviews, messages — remains yours. You grant us a non-exclusive, royalty-free licence to host, display and promote it on the platform for as long as it is published. If you believe something here infringes your copyright, email us with the details and we will investigate and remove it if the claim is made out.

10. Third-party services and links

The platform relies on services we do not control, including Google (hosting of our data and analytics), Razorpay (payments), and content delivery networks for fonts and icons. Listings and blog posts may link to other websites. We are not responsible for the content, accuracy or practices of any of them.

11. Availability

We try to keep the platform available, but we do not guarantee it will be uninterrupted or error-free. We may change, suspend or withdraw any part of it, including any feature or listing, at any time and without notice.

12. Our liability

To the extent permitted by law:

• The platform is provided "as is". We give no warranty about the accuracy or completeness of any listing, price, area, photograph or description supplied to us by someone else.
• We are not liable for any dealing between you and another user, including any advance, token amount or deposit you pay to anyone.
• We are not liable for indirect or consequential loss, or for loss of profit, opportunity or anticipated savings.
• Where we are found liable in connection with a paid service, our total liability is limited to the amount you actually paid us for that service.

Nothing here excludes liability that cannot lawfully be excluded, including for fraud.

13. Suspending or closing your account

You can ask us to close your account at any time by emailing info@grihobazar.in. We may suspend or remove access, and take down listings, if you breach these terms or if we reasonably suspect misuse. Any fees already paid for a service removed because of a breach are not refunded.

14. Changes to these terms

We may update these terms. The current version is always on this page with the date it was last changed. Continuing to use the platform after a change means you accept it. If a change is significant, we will make it obvious on the site.

15. Governing law and disputes

These terms are governed by the laws of India. The courts at Kolkata, West Bengal have exclusive jurisdiction. Please contact us first — most issues are settled with a phone call.

16. Grievance Officer

In accordance with the Information Technology Act, 2000 and the rules made under it, complaints about content or use of the platform can be sent to:
